STANDARD SERVICE

  1.

  2. The Standard Service is generally divided into 6 work stages.

    The essential functions of each work stage relevant to the service are identified hereafter as follows:

    Stage 1: Inception

  • In the initial phase of a project, it is crucial to receive, assess, and communicate the client's requirements outlined in the brief. This involves understanding the client's vision and objectives for the project. Following this, it is essential to identify the site and any associated rights and constraints that may impact the project's development. Additionally, determining elementary budgetary constraints is vital to ensure the project remains financially feasible. Assessing the need for consultants, establishing indicative project timelines, and deciding on appropriate contracting methods are key steps in the planning process. Lastly, it is important to ascertain whether any statutory authority applications are necessary or beneficial for the project's successful execution. These initial steps lay the foundation for a well-informed and structured approach to project management.

  1.

    Stage 2: Concept Design

  • In the design phase, it is essential to develop an initial design concept and provide guidance on various aspects. This includes defining the intended space provisions, planning relationships, proposed materials, and building services to be incorporated. Moreover, outlining the technical and functional characteristics of the design is crucial for ensuring the project meets its objectives. It is important to verify that the design concept aligns with the rights to the land's use and consult with local and statutory authorities to ensure compliance with regulations. Additionally, reviewing the anticipated project costs and program timeline is necessary to maintain budgetary control and project efficiency. These steps contribute to the creation of a well-rounded and feasible design proposal.

  1.

    Stage 3: Design Development

  • In the design development phase, it is imperative to comprehensively develop all design aspects from the initial concept. This encompasses the selection of construction systems, materials, fittings, and finishes, ensuring a cohesive and functional design. Coordinating the designs of various consultants into the building design ensures a harmonious integration of all elements. Furthermore, preparing detailed design development drawings, technical specifications, and material selections is crucial for the accurate execution of the design. Lastly, engaging in discussions with the local authority to determine and agree upon the building plan application and approval requirements is vital for regulatory compliance and project progression. This meticulous approach contributes to the successful development of a well-executed and compliant design.

  1.

  2. Stage 4: Local Authority Documentation

  • Prepare documentation required for local authority building plan application submission. This involves coordinating technical documentation with consultants and ensuring primary coordination to support the submission. Once all aspects are in order, obtaining the client's approval and submitting the required documents for approval at the local authority marks a significant milestone in the project's progression. This meticulous process ensures that all necessary steps are taken to secure the necessary approvals for the project to move forward successfully.

  1.

    Stage 5: Technical and contract documentation

  • In the phase leading up to the commencement of the project, it is essential to prepare detailed specifications for the works and finalize technical documentation required for the tender process. This includes obtaining offers from potential contractors for the execution of the works. Evaluating these offers thoroughly and recommending the most suitable tenderer for appointment is a critical step in ensuring the project's success. Subsequently, preparing the necessary contract documentation and facilitating the signing of the building contract by both the client and the selected tenderer is crucial for formalizing the agreement. Finally, completing all remaining technical and construction documentation and coordinating these aspects with consultants ensures a smooth transition into the construction phase, setting the stage for the project's successful implementation.

  1.

    Stage 6: Contract Administration

  • During the construction phase, it is crucial to effectively administer the building contract by overseeing various key tasks. This includes formally handing over possession of the site to the contractor and issuing necessary construction documentation. Reviewing sub-contractor designs, shop drawings, and documentation to ensure alignment with the design intent is essential for maintaining project quality. Regular inspections of the works are conducted to verify compliance with the contract documentation and industry standards. Additionally, fulfilling the duties and obligations assigned to the principal agent in the building contract is paramount. Managing the project's completion process and assisting the client in obtaining the required documentation for the occupation certificate are vital steps towards the successful conclusion of the project. This comprehensive approach ensures that the construction phase progresses smoothly and results in a high-quality, compliant final product.

Partial SERVICE

  1.
  2. The Partial Service is generally divided into 4 work stages.

    The essential functions of each work stage relevant to the service are identified in the first four stages of the Standard Sevice.

  3. This will lead up to and include obtaining Local Authority approval for the proposed work.

  4. It does not include

    • working/contract drawings/documents, ie drawings the builder can build from;
    1. site visits once the building process is underway;
    2. seeing if the builder complies with the regulations and good building practice.
    3.

        Or

         It can be a variation of the 6 listed stages.
